Job vacancy : Realty Specialists (Washington DC)

Procon Consulting LLC is currently seeking Realty Specialists with experience on projects such as acquisitions involving large blocks of space coupled with complex relocation issues; property management issues requiring extensive coordination with large numbers of diverse property owners. The project is located in Washington, DC.
Responsibilities:

? Work with Federal staff and managers on interpreting and adapting realty and related Federal and State regulations covering such areas as procurement, relocation rights, historic preservation,
as well as agency objectives into specific procedures, plans or programs.
? Perform market surveys, rent analyses, and building inspections.
? Prepare solicitations for offer, cost and price analyses, financial evaluation of offers, lease documents for real estate transactions.
? Negotiate lease terms and conditions: make final award determination for real estate transactions.
? Obtain necessary approvals for funding availability including situations in which rent exceeds prospectus limits.
? Serve as a liaison between the tenant, lessor and other GSA business activities.
? Transmit supplemental lease agreements to GSA field associates.

Position Qualifications:

? Knowledge of the Federal Management Regulation (FMR), the Federal Acquisition Regulation (FAR), and the General Service Administration Acquisition Manual (GSAM.)
? Knowledge of the function and organization of GSA and the Public Buildings Service (PBS) project/real estate/property management activities and substantive program operations.
? Possess an in-depth knowledge of cost analysis.
? Experience in negotiating the terms and conditions of highly specialized leases.
? Capable of writing clear and comprehensive reports.
? Must possess excellent communication and organizational skills.
? Proficiency with software including but not limited to word processing (MS Word) and spreadsheet (MS Excel.)

? Realty Specialist I must have a minimum of two (2) years experience. Education history and/or state certification in real estate may be substituted for work experience.
? Realty Specialist II must have a minimum of three (3) years experience in federal real property leasing, commercial real estate, or basic contracting.
? Realty Specialist III must have a minimum of five (5) years experience in federal real property leasing, commercial real estate, or basic contracting.
